Features and Specifications

FOUNDATIONS/CRAWL SPACE
Poured concrete walls 8" thick, with 3000 psi. Concrete.
Lally footings will be continuous. All footings will be (MIN) 4'-0" below grade.
Foundation anchor bolts spaced 6' O.C. (max 12' on corners) embedded in poured concrete.
Basement floor will have 4" (average) of 3000psi concrete with saw cut control joints, and will be poured on compacted fill or crushed stone, with a poly-vapor barrier under slab.
All slabs on grade shall bear on compacted fill.
Basement will be unfinished and includes two (2) basement windows. Unless a garage is present, in which case no windows are included.
An interior or exterior perimeter drain will be installed. (Location and type are at builder's discretion) Foundation will be damp proofed. (Below grade).

FRAMING:
2" x 6" pressure treated sill w/sill gasket.
Exterior walls 2"x 6", 16" on center.
Non-insulated unheated gable walls & garage walls will be 2" x 4", 16" on center.
Interior walls 2" x 4", 16" on center, with 1/2" dry wall typical.
Sub floor will be constructed with 3/4" tongue and groove flooring, glued and nailed.
Exterior walls to have 7/16" OSB sheathing.

ROOFING:
Asphalt shingles, Architectural with a 30-year warranty. Color as selected by builder.
Roof sheathing will be constructed with 1/2" Plywood.
Ice and water barrier will be installed on all eaves and valleys.
Drip edging will be installed on all eaves and gables.
Continuous soffit and ridge vents will be installed.
#15 LBS Felt paper under roofing.

SIDING:
Exterior siding will be Hardie Plank(Color selected by builder)
House wrap will be applied underneath the siding.
Fascia and rake trim boards will be Hardie Trim (color white).

INSULATION:
Exterior heated walls (6") R-19.
Ceilings to have (9") R-38 blown in or batt.
Basement ceiling has R-30 batt.
Garage walls are not insulated unless there is adjacent living space.

WINDOWS:
Exterior windows will be tilt-in, vinyl, double hung with grills between the glass, and removable screens.
A vinyl casement window will be installed over the kitchen sink.

DOORS:
Exterior front entrance door will be full view, color to be selected by builder White
Interior doors will be "Cottage Style" 2 panel Masonite door
Knobs to be brushed nickel finish hardware, with privacy locks on baths only.
Door stops are not supplied by builder.
Garage door to be carriage house style with wrought iron accent hinges (color to be white).

DECK:
8' X 8' Pressure treated with composite decking, if applicable. Vinyl Railing system.

HEATING:
Propane fired forced hot water heating system with one heating zone. (Size of heating systems will be determined by heating contractor based on industry standard calculation).
Hot water heater will be an on demand, tank-less, system.

FLOORING:
The builder will supply and install Carpet in bedrooms, halls, sunroom, and living room includes 6-lb. pad. (Color to be selected by buyer from builder's supply).
Tile The builder will supply and install tile flooring in sunroom entryway, kitchen, baths and *laundry room, *unless located in basement (color to be selected by buyer from builder's supply).

INTERIOR WALLS:
Smooth finish and painted "Flat Latex". Color to be Linen white, two (2) coats, (1 primer coat, and 1 finished coat.)
3 1/2" baseboards; 2 1/2" colonial casing on doors and windows

CEILINGS:
Flat white.

KITCHEN/BATH
Cabinets, Counter tops, color and style to be selected by buyer from builder's supply.
Double bowl stainless steel sink in Kitchen
Appliances, to include Electric Range, Dishwasher, Microwave (black or white)
Builder supplies 5' one piece white fiberglass tub/shower unit
Builder supplies white elongated water closet

ELECTRICAL:
100 amp
All electrical wiring to meet or exceed state and local Building Codes.
All smoke detectors hard wired and meet or exceed state and local Building codes.
All heat detectors will be hard wired to the Laconia fire department emergency dispatch.
Wiring for [2] cable outlets are included.
Wiring for [2] telephone outlets are included.
The builder will supply a door bell located by the front door.
Light package LR switch light, Hall, kitchen center, over sink. A fan light installed in the sun-room.

LAUNDRY:
Washer and Electric dryer hook-ups Hookups

CLOSETS:
All vinyl or epoxy coated white wire shelves

WATER/SEWER
Public

LANDSCAPING:
It is the builder's discretion to determine initial and final grade and seed to a distance of 10' to 15' from foundation.
Note disclosure in builders warranty
DRIVEWAY PAVEDSTART SINGLE AND GO TO THE WIDTH OF THE GARAGE DOORS.
7 plantings will be provided per the landscaping plan.
